i mean, I BOUGHT 10 ACRES TODAY!
YUP! 10 acres of KILLER heavily wooded land near lake sequoah, in the fayetteville city limets. all the good school districts we wanted. and we got it for $25,000 less than it was appraised for. we're not gonna start building till the spring. it's gonna be awesome. the house will pretty much be right in the center of the property, which is a perfect square. good buffers all around us too. there's neighbors but not any real close. i'll be tannin on da deck so honk if yer comin down tha drive! lol!

It's always been a dream of mine to own land. Land where I could just set my tent up anytime of the year, and stay as long as I wanted. Somewhere where I don't have to worry about development coming in, and ruining everything.

Ahhh..... well....... it is but a dream.

it still hasn't really sunken in yet. i plan on taking the boys out there next weekend and settin up the tent. we see a red fox almmost every time we go out there. he is beautiful! lot's of deer too.

lol mike. my wife was talkin today about making a jogging trail around it. we'll have to come up with a good name for it. maybe....the foxtrot. there is a small lake(bout 350 acres) about 1,000 yds away and we will definately have a trail going to it. it's plum full of crappie, catfish, lgmouth and white bass. no swimming allowed though. the lake is the first one on the mighty white river. we found a kindof cavelike place on it today. it's really just a small overhang but the boys will no doupt have a fort built out of it in short order. probably won't start building till the spring onna counta we're poor, lol. we have 2 builders picked out, but haven't settled on one yet. my mom and sister came over today from tulsa to check it out. they really liked it. hopefully next weekend will be nice so i can take the boys campin out there.

anybody ever sell trees on their land? i'm gonna have to cut a few down for the driveway and the house and yard so i was thinkin i might as well sell the timber. i have heard that you can get some good money. we're gonna have a fireplace but there it TONS of deadfall on the land for firewood.

You ain't no hillbilly!

If you want to burn wood, get a cast iron stove.
A fireplace sucks the heat out of your house and you can't close the flue until the fire is completely out.....it'll smoke up the house.
You could cut the wood up for fuel.
In a few years it will all be burned anyway.

Then again, if there is enough timber to make it worth while for a logger, you could sell it.
They pay by the "thousand board feet".
So you will need enough thousands to make worht while.

well, probably 60% red oak ,20% hickory, there's some cedar(small ones) and dogwood, a few maples. most the big stuff is oak n hickory though. i am pretty good with a saw and i already have one budgeted. but i think there's plenty of deadfall for 3-4 years worth of firewood. i'm going to make some calls today to see if some timber company will come out and give me a bid. it may not be worth their trouble. i also considered cutting it all up for them and getting more money that way......if that makes any sence, lol.

i picked out a pretty efficient fireplace. it circulates air ander, behind, then over the flames, and then blows out into the room. it's not gonna be used for a main heating source unless the power goes out....which happens alot out there cuz it's outta town.

can you use that wood in your building?
there is a huge downed (before i got here) cedar in my woods and I am taking down some gigantic hickorys right near the house that are making me nervous. There is a miller near here that comes to your property and will mill the trees on the spot with a mobile sawmill......down as far as veneer thickness if you want it.
$60 an hour with a 3 hour minimum
i think it would cost me much more than that for cedar paneling at the lumber yard. the hickory will have to cure a bit tho, but he stacks it for curing too.
maybe you can find someone in your area.

My father-in-law had a few oak trees in his yard that were dying. He cut them down and had them milled. Dried them in the rafters of his garage. Now we have a really nice head & foot board for our bed, plus a couple of other neat things. Made similar furniture for some of his other offspring.

A word to the wise for anyone buying this kinda property (heck, ANY kinda property)... CHECK YOUR PROPER ZONING REGULAIONS and know what's allowed and what isn't.

It could be the county that regulates the zoning. OR... if you're within two miles of the city limits (as I am), you could be under city zoning.

Be especially careful with county. The county I cover for our newspaper enacted zoning laws regulating new homes (hmmm... or is it just homes?? I'd need to look at it) to two per quarter-quarter section. That's 2 per 40 acres. If some people currently own property with the intent to build in the future, they will be SOL if the two homes are built somewhere else first on those 40 acres first.

Also, know the rules for a septic system.

If you live so close in to a city's boundaries, you may need to go with city sewer, etc... and possibly even rules as to what type home you can build, possibly even its COLOR!!!

Check it all out preferably before you buy, DEFINITELY before you BUILD!!!

this property is in a neighborhood association, whit TONS of covenants. we talked some of the neighbors and the main thing they are worried about is someone putting a trailor house with a meth lab out there.

right now, we're figuring out how much money its gonna cost to run 750 feet of water line from the city line to our house. the seller agreed to pay for half of the costs. my wife got a palm pilot and she's geeking out on it. she has a certifyable list disorder, so it's perfect for her.
