Troubleshooting tips for Electric HWHs
Someone may have said this already but I didn't read all the posts.

If your electric hot water heater will provide hot water, but it is not as hot as it used to be, replace the top heating element.

If your electric hot water heater will provide hot water as hot as it used to be, but not as much of it, then change the bottom heating element.

Since the water tank has been drained and the circuit breaker is in the OFF position before you even began to take the electrical cover plates off, you might as well change both elements. If you can backpack then you can afford two elements at one time.

If the hot water heater is much over 6-8 years old throw it out and go to Lowe's or Home Depot and buy a new one. They deliver and install too.

If you don't have a drain pan under your hot water heater, you can buy a plastic or steel one with a compression fitting for PVC piping for less than ten bucks. If you pipe it up right it will be well worth the money you invested should the walls of the hot water heater rust out.

What I always do to mine to get it to last is drain it every fall. I shut off the electric to it , put a hose on the drain and run it outside. I then fill and flush it to keep rust from collecting around the lower element. this cases it to overheat and burn out. I usually get the required lifespan out of the product easily that way.

Directions on this are in the owners manual.

Just something to think about.

You're right, Loraz, so do I. The problem is I bought the water heater when I bought the duplex at the end of May.
