Looking for acres, want rolling farmland, past/present dairy farmland, best in Tri-city area or some down I-80 corridor, possibly Greeneville area too. Need larger water source, i.e. far better than spring sources. Wanted in pretty region w/ mountain views. Mostly/partly cleared desired, no real mountainous terrain wanted. Elevation roughly 2500 to 3000'. Looking for a nice 100++ acre parcel, depending on what I can find. Not looking 4 hunting grounds, want useable farmlands.

NA, IMHO, the best value on Farmland right now is down in the valley in Grainger County near Rogersville.

I don't think you are going to find 100 acres that is tillable at 3000'. The best values on property at that elevation are in Greene and Cocke counties.

A place I would not overlook if I were you is Hancock county (Sneedville). You pretty much have to be going there to get there, but it isn't that far from Kingsport. Land prices seem to be more reasonable there.

There is a publication over here listing farms and land. Shoot me your physical address by email and I will pick one up and ship it to you.

Yeah there are, half incredibly enough are of the muscadine varieties. My surrounding counties here in NC (land I'd like to have, due to decent proximity to my wife's work) the land/housing index is now just too high. I'm looking in Buncombe, my Haywood, and even in Henderson Co (near Asheville).

I don't want any lands further E than about Hendersonville really. I'd rather have a MUCH bigger chunk of range in E TN for the same price. A gal I know picked up 80 acres along the I-81 corridor for $260k, land very similar to what I'm looking for actually. Shoot, this animal don't exist in WNC.

Great, pete, good you chimed in. I knew you'd bought some prop there, but was wondering when you were moving down. Small prollem tho, you know state troopers of WNC stop all Yankees at our border. If you are coming to drop lots of cash on our hillbilly goods, well then all is well. Otherwise, "you cain't git'tair from here! Go home ya daggone Yankee."

I've looked at some properties over Cowee Mtn, one pretty close to Franklin, but nothin' good yet. Not for what I want anyhow.

Right now we're renting in Waynesville, but next summer we may be moving into something over Sylva ways.

naked ape/ I don't own any land in the great state of TN but I do live just 35 miles as I81 (Interstate) goes from TN. If you look at a topo I live even closer.
I do have 750 acres for sale in Virginia near Whitetop Mt and Mt Rogers. Also.. I have many other estates I want to sell ....I am retiring early and want to bail out on obligations and take the easy street out.
